A freehold industrial building near Tai Seng has been launched for collective sale, and a few visitors have asked us what it means. Here are short answers, based on the EdgeProp Singapore report of 28 September 2026.

What is being sold?

The building is 153 Kampong Ampat, a seven-storey multi-use industrial property on freehold land of about 43,354 sq ft, with about 114,969 sq ft of gross floor area. It has Business 1 zoning, a plot ratio of 2.5 and a corner position with extensive road frontage. Knight Frank Singapore is the marketing agent, and the tender closes at 10am on 23 October.

A few extra details help put the size in context. The building rises seven storeys and is described as multi-use industrial, and the site lies in the Tai Seng–MacPherson industrial precinct. In short, this is a large, land-driven transaction, and it would be a stretch to draw conclusions from it about buildings elsewhere.

What does the guide price mean?

The guide is $105 million, which works out to about $913 psf per plot ratio. That per-plot-ratio figure is a way of comparing land across sites of different sizes. It is a seller's starting point, not a sale price, and it says nothing about how any particular building performs. Whatever the tender delivers on 23 October may differ from the guide.

To put it another way, the seller and agent are pitching a possibility, and it is up to a buyer to test that possibility with the relevant agencies. Until a proposal is submitted and reviewed, no one can say how it would turn out.

People often ask why per-plot-ratio prices get quoted at all. Dividing the price by the floor area the land can support puts big and small sites on the same footing. It ignores building condition, layout, remaining works and the cost of any approvals, so use it as one input among many.

Is a workers' dormitory conversion confirmed?

No. EdgeProp reports that authorities have indicated support in principle for a possible workers' dormitory conversion, subject to a detailed proposal and regulatory approvals. That is a preliminary signal about one specific site, and it should not be read as applying to other industrial buildings.

How does this relate to CT FoodNEX?
